A Tarrant County protest is easier to follow when the evidence is short, local, and tied to the exact reason the TAD value is wrong. Use this guide to build comparable sales, condition proof, record corrections, unequal-appraisal support, and a TARB hearing file.

Start with the issue you can prove
Do not build a Tarrant County protest around the feeling that taxes are too high. Texas Comptroller guidance says the ARB certifies value and should not base decisions on personal economic circumstances.
Start by choosing the strongest protest issue: market value too high, unequal appraisal, incorrect property facts, condition problems, exemption treatment, or another specific appraisal district action.
Comparable sales evidence
Comparable sales work best when they explain the value of your property as of the appraisal date. For Texas residential protests, that usually means keeping the January 1 valuation date in mind.
Use nearby sales that are similar in size, age, use, condition, location, and features. A smaller or worse property is not helpful unless you explain the adjustment.
- Use three to five strong comps instead of a long list of weak ones.
- Prefer sales close in time and location.
- Show why each comp is similar or why an adjustment is needed.
- Tie the comp set to a requested value, not just a complaint.
Condition and repair evidence
TAD's mass appraisal model may not see problems inside the home or recent condition issues. Texas Comptroller guidance lists property photographs and receipts or estimates for repairs as useful evidence examples.
Make condition evidence specific. A photo of damage is stronger when paired with a repair estimate, inspection note, age of system, or explanation of how it affects market value.
Property record corrections
Check the public record for square footage, land size, improvements, pool, garage, extra living area, condition, quality, and exemptions. If the record is wrong, the evidence should prove the correct fact.
For Tarrant County, save screenshots or PDFs from the TAD property search or portal before and after you gather supporting documents.
Equal and uniform evidence
Texas protests can include equal and uniform arguments when similar properties are appraised lower. This is different from pure sales evidence: the comparison is to how comparable properties are appraised.
Use this argument carefully. You need similar properties, a clear comparison, and a concise explanation of why your property should not be appraised higher than the set.
Package it for TARB
TARB says it is the separate citizen board that hears testimony and reviews evidence to determine property owner protests. Make the review easy: one summary page, a short requested value explanation, labeled exhibits, and backup documents.
The Texas Comptroller says the appraisal district must send hearing procedures and information about requesting copies of the evidence it will use. TAD's portal page also says owners can review district evidence and documents submitted through the end of 2026 in the legacy portal.
- One-page summary with account, address, current value, requested value, and reasons.
- Comps table or record-correction table.
- Photos and estimates labeled by room, system, or issue.
- Copy of the TAD notice and any portal confirmation.
- Questions to ask if TAD's evidence uses different comps or property facts.
